Simon Bergeron founded Opti Loyer from a simple observation: in Quebec, a large share of plex owners unknowingly leave thousands of dollars on the table every year — a rent frozen on an old lease, an underpriced unit they don't dare take back, a difficult tenant they put up with for lack of time.
The problem is that the shortcuts to fix this — renoviction, bad-faith repossession, pressuring the tenant — are not only illegal, they're disastrous: a challenge before Québec's rental board (the TAL), damages, fines, the tenant reinstated, a reputation destroyed. Simon built Opti Loyer to offer exactly the opposite: the professional, 100% legal path to recover that value.
His conviction fits in a single sentence: you can be aggressive on results and rigorous on legality. That's the entire model. Get the maximum for the landlord — but always through voluntary agreements, signed and documented, in compliance with the TAL. Nothing signed under duress. Nothing that exposes the client.
That's also why Opti Loyer is paid only for results: the audit is free, and the firm is only compensated if it makes the landlord money. Simon wanted the risk to sit with the company, not the client.
